housing, at least new housing, is all about square foot price, A lot costs what it cost. the lot will survive gernerally anything thrown at it.

if a home is destroyed, its replacement cost is based on sqFT pricing again to match. the roofing comp. is based on bigger roofs, generally cover bigger homes.

at the essence of this all is, the state is providing ins on the bigger homes because the INS companies let everybody down. Its the states ball and they want everybody to do upgrades to lessen the liability they will have. which will help the states coffers.

if i lived in orlando and i'm paying taxes to cover somebody in DESTINS roof. i want the best roof possible.

as soon as the orginal owner of the 100k home on a mill lot dies, its torn down for a big home. every time,

Its actually not down here. I get his with that too. Builder grade is listed at something like 130$ sq/ft depending on the year. Based on neighborhood my houses is listed at 245 sq/ft. Even 130 is stupid. With the building code here, you cannot build a 2000sq/ft home for 260k.

Providing should be replaced with 'requiring'. Why can't people opt to NOT have any insurance on the home? When his roof falls off and mows other homes down, insurance pays out to fix those insured homes, and not his. Of course, civil suit follows for damages though I recognize there is zero guarantee of repayment. As for those people's houses who got wizard-of-oz'ed that might have been uninsured, tough shit, sleep on the bench with chuck :lol: DSS can and should take any children involved. At the end of that day, everyone is protected who chose to protect themselves. Those who didn't can get bent. It's similar situation to when you get hit by an uninsured motorist. If you're going to point out that the homes mowed down were on private insurance, make the state program available to them.

And, in true hippy fashion, you get the people's ocean view back :P

At the end of the day, yes he would be an increased liability to the FL state insurance program, but frankly, who gives a shit? It's not the state's purpose in life. I think at this point, if I understand everything correctly, we disagree with relatively core points and will continue arguing in circles.
